Things to know before you purchase 


  • Your community must participate in the NFIP program. Do worry, we will help you determine if your community does indeed participate. 
  • What is the flood zone that I live in, what does that mean in terms of risk? 
  • After you purchase it takes about 30 days for the contract to be in force.
  • Your lender will require a declaration page depending on the zone you are in. Beware, we have customers come to us all the time angry that this was a last-minute requirement. They have to buy or the lender will not lend.
  • You may be able to get an elevation certificate completed to lower your premiums. Ask the prior owner if they ever had one completed. What this means is although you may be in a flood zone. Your property may be elevated enough for less risk. Resulting in a lower premium. These cost about $500 to complete depending on where you live in the nation.
  • What exactly is and is not covered? Also, we will make sure we cover the structure of the home adequately. 
  • Is the policy written at replacement cost or actual cash value? We will review your needs and make sure you have the plan that fits.

You must add content coverage to your contract. It also comes with a different deductible from the structure. We will help you determine what each deductible should be and how much coverage for them both.

  • Carpets & flooring 
  • Foundation & Walls

Examples of Items not covered: 
  • Vehicles and cars 
  • Valuable metals like silver and gold - stock certificates 
  • Landscaping, septic tanks, decks etc. 
  • Loss of income due to the flood
