What does your policy cover 


Manufactured and mobile home is a synonymous term. These properties are typically built somewhere in a factory and then moved to a location. They sometimes can be put on a foundation as well. If sited on a foundation you may be able to purchase a typical home owners type of policy. We will let you know how your policy works don't worry.  But not all of the insurance companies continue to offer this type of plan. Some, will not offer coverage if the property is over a certain age as an example. Due to the increased risk and the materials used at that time to build the structure.

Dwelling or Structure Coverage

This is the part of the policy that covers the physical structure of your home. The roof walls etc.

This covers your stuff. Your personal belongings. Furniture, clothing electronics. We will make sure you are properly protected.

Medical Protection Coverage if someone is injured on the property. As an example, your neighbor is helping you paint the home and falls off a ladder. There may be coverage.

More Basics Of A Mobile Home Policy

So, what types of mobile homes are acceptable for insurance. The good news here is that they are very flexible besides a mobile home you can also ensure a manufactured home. A modular home even in some cases a fifth-wheel camper and travel trailers. There are some conditions that apply with another part and part I want to cover mobile home insurance. Is replacement cost vs actual cash value. replacement cost coverage will apply to people who own a newer mobile home. Most companies look to insure a mobile home that's 10 years old or newer. There are six basic parts to a mobile home insurance policy and it's very important that you understand these before you buy any type of plan. 

  1. Dwelling coverage is the main part of your policy which actually covers your mobile home and anything that's permanently attached to it. You don't want to skip on this level of coverage. You want to make sure it's adequate because it not only affects your level of dwelling coverage but a percentage of it will also be based on another important coverage. 
  2.  Other Structures coverage this is for anything that's not permanently attached to your mobile home examples would be sheds, gazebos, hot tubs items of that nature. Just think to yourself, what is not attached to the property itself. This can be confusing but don't worry our agents will walk you through the policy and your needs. To make sure you are adequately protected. 
  3.  Liability protection coverage and again this is very important coverage. This covers you if someone else gets hurt or injured on your property. Almost one-third of all claims fall under a liability claim. Dog bites represent a majority of these. Some carriers have exclusion for certain types of dog breeds. Make sure you tell your agent all the dogs that you own. If you do not disclose and have a claim you may not be covered. Another example is you had someone over to your home helping you paint or something to that nature or they slip and fall.  
  4. Personal property protection this pays you for any covered loss on household items up to certain limits with some insurance providers. Some example includes but not limited to, furniture, appliance, electronics, clothing, etc. It would be smart to take an inventory of all your personal belongings. You may even take a video of your household items to show the claim adjuster.  
  5. Med pay or Medical payments coverage and just like the liability coverage I mentioned earlier this will cover you if someone else gets injured on your property. The difference between liability coverage and medical payments coverage is that liability coverage is more intended for severe injuries whereas medical payments coverage is more for minor injuries and thus the companies usually set these at lower levels Usually between five hundred and a thousand dollars.
  6. Other peoples property is where someone in your household causes damage to someone else's property. For example, let's say your child goes to visit a neighbor and plays ball and accidentally throws a baseball through a window. This may be covered under this provision of the policy.

We recommend if possible, a policy with guaranteed replacement value. Opposed to actual cash value type of plan. This would help you buy or move into a new home without depreciation. 

Money saving tips: 
  • Don't ever let your current insurance lapse, insurers do not like this and you will be charged a premium 
  • Adjust your deductibles on the policy, it may be wise to have a higher deductible and lower monthly premiums. We will help you select the correct amount. 
  • Try to combine your home, auto and life insurance policies together with the same company. Most carriers offer multiple policy discounts. 
  • Shop around from time to time for better rates.
