Townhome versus Condominium Insurance Policies


Whats the difference? How do I know which I need

You see condo's and townhomes look very much alike on the outside of the property. Some will look alike on the inside of the structure as well. But as I mentioned above there is quite a difference. 

In a condominium, usually, the inside will or can be covered by the owner of the property. Everything else is covered by the Association master plan. When I say everything else I'm talking about the exterior structure and usually the walls I'll be inside. This is why it is extremely important to get a copy of the association master plan when you're buying a condo. We can sit down and review it, and fill in the gaps with one of our condominium insurance policies. 

Now when it comes to a townhouse the owner of the townhouse is buying a policy that looks like a more traditional type of homeowner's insurance policy. The owner is responsible for both the interior and exterior and everything that's built on the land because you own the land as well.

Condo Coverage

Typically Condo Policies will cover the following. 
Interior Walls, Carpets, Countertops, Plumbing, Cabinets, Contents of your home and Liability protection. This is why we will review the coverage that you really need and is appropriate. 

Town House Coverage

This policy acts more like a traditional home policy and covers everything a condo plan will, but includes. Roof, Frame, Foundation, Exterior Walls, Flooring, Fixtures Property & Outbuildings. 

Policy Riders and Provisions

All policies these days have riders and extra provisions you can add to your contract. Some you may need and other you just will not. Our staff will review the provisions of the policy with you. We will also review your current HOA master policy to see if and where we can fill coverage gaps.
